Robinson R44 and Eurocopter EC120B Colibri helicopters have been rearranged in the flying club's fleet. The aircraft are represented by light models Cessna and Yak-52. Why is it called White Beach? I think there can be several interpretations, and all of them are suitable for our village. There were and are in those places large deposits of layers of white limestone, which have been used since ancient times in construction, including white-stone Moscow. And “white” is synonymous with purity, clarity, light - that is, beautiful.
But first, let's see what the site (http://www.belbereg.ru) will entice us with. Beautiful, bright photographs, you can watch a video presentation, a very brief description of the village, in the “sale” section, available real estate is presented with a layout and description, but, alas, there are no prices. The general plan is unsuccessful, some of the little green houses that seem to be on sale are not clickable, and those that do work, again without a price. On the general plan, the surroundings of the village are indicated by continuous green forests and fields, although in fact there is a lot of construction there or construction is underway/proposed. The latest news that the central checkpoint is closed for reconstruction is dated March 2016. It is shown how to get to the village, but I will tell you about this myself in more detail.
The developer is Bely Bereg LLC, the management company is Bely Bereg, but nothing more intelligible could be found out. There is not a word on the website, and these names can only be read on award diplomas. Subsequently, the manager evasively explained that this is a group of private investors. An additional search on the Internet also yielded nothing.
That's all. Somehow sparse and uninformative.
It turns out from other sources that the type of permitted use of individual housing construction is registration in the village of Verkhneye Myachikovo.
A forum was discovered (http://totdom.com/forum/?action=vthread&forum=43&topic=295), but all reviews died out in 2014, and only two messages from 2015 (about a New Year's holiday for children) are dated December. And this is a good indicator, it means that the residents are not worried about anything, and if there were any discrepancies and questions, they have already been resolved.

The website says that “White Beach” is located 16 km along the Novoryazanskoye Highway, but often site owners are cunning with the distance. Let's do the math ourselves? Yes, it’s really 16 km from the Moscow Ring Road along the Novoryazanskoye Highway, but after these kilometers, after passing Ostrovtsy, you need to turn right to the village of Verkhnee Myachkovo. Do you see the big banner at the top advertising “White Coast”?
You pass the “Sosnovy Bor” checkpoint and the “Solnechny Bereg” holiday village (mostly just a field).
And along a good road you will arrive at the first checkpoint of the White Coast. There is also a stop for minibus No. 979.

First checkpoint.
Behind the arch of the beautiful entrance group you can see the children's center building under construction. Unfortunately, we were not able to visit there. But every day, as it is written on the website, a bus picks up schoolchildren and takes them to the lyceum in Zhukovsky. Also nearby is the Lomonosov School.
Completion of construction is promised in December 2016. I can’t tell you anything more about him, I didn’t find any information.
On the right, behind the fence, you can see a low-rise building with apartments ranging from 53 square meters. m and an approximate cost per meter of 75 thousand rubles.
They didn’t show me the apartments on Nizhnyaya Podgornaya Street, 8, so I won’t tell you very much. For example, a three-room two-level apartment with an area of 81 sq. m (kitchen 15, living room 53 sq. m, with two bathrooms) on the third floor is offered on the Internet for 5.4 million rubles. (RUB 66,667 per square meter).
The second checkpoint is considered the central one, but since it is currently under reconstruction, you will be sent further away here too. Opposite is another public transport stop.
To the left of the turret of the entrance group is an administrative building with a sales office at the address: Nizhnyaya Podgornaya street, building 45.

And finally, we arrive at the third checkpoint.
The distance by car from the Moscow Ring Road to the second checkpoint (we will count to it, after all, it is considered the central one) will be 21, not 16 km.
And now it’s almost the same path, but by minibus No. 979. It travels along the route: Kuzminki metro station - Bely Bereg CP, passing by the Kotelniki metro station. From Kuzminki (landing at the Teremok store), the fare will be 75 rubles, the travel time is about an hour. From Kotelnikov you will pay 60 rubles. and you’ll get there in about 40 minutes. Don’t look at the schedule in Yandex, minibuses run much more often - on weekdays every 15 minutes, and on weekends every 20.

All stops belonging to the Bely Bereg CP are beautifully decorated and comfortable. Look, even the tiles are colored and shaped.
I arrived by minibus and, as expected, they didn’t let me through the checkpoint. I had to call the manager. While the trial is going on, I took a photo of this electric car. There are several of them in the village and they are intended for rides for visitors, because the area of the “White Coast” is far from small - 60 hectares! You are not on foot.
The restaurant and hotel complex "Bely Bereg" is located in close proximity to the third checkpoint. In addition to the restaurant, it has a banquet hall, a sauna with a swimming pool, and a shop. There is another restaurant “Kutuzov” on the embankment.
In general, the village makes a pleasant impression even when driving along it, and when you enter the territory, everything becomes even more beautiful.
We didn’t drive to the sales office, but walked, and I turned my head in all directions in admiration. They allowed me to take photographs, but asked me not to photograph the sold houses. But even without this, I took more than a hundred photographs.

The month of May, everything is in bloom, the greenery is fresh, bright, wonderful weather. I was simply fascinated.
Sales office. There is no coffee or tea offered and the two nice girls-managers are quite tense, all their time is scheduled. There were a lot of visitors on the weekend, so if you want to explore the village carefully and slowly, then inform about your arrival in advance and plan on two hours for the excursion. Better yet, come on a weekday.
There are many diplomas on the wall and award statuettes on the model of the village.
And this piece of the wall demonstrates what all the houses in the village are made of. The construction uses the technique of permanent formwork, which I have rarely encountered. This technology is considered energy-saving, modern, walls are erected faster than using removable formwork, and therefore less expensive.
Manager Yulia provided me with a small booklet, told me a little about the cost, that the property is registered in a house and a plot of land and is purchased under a regular sales contract. A loan can be obtained from any bank.
And we, this time in an electric car, went to inspect the Bely Bereg checkpoint.
The first residents appeared in the village back in 2006, but construction is still underway. Yulia drew my attention to the fact that in the event of a power outage, local generators come into play and residents are guaranteed an uninterrupted supply of electricity.

And then we drove along an artificial pond with carp. It was impossible not to stop and squeal with delight!

Here it is appropriate to talk about the cost of monthly maintenance, and it is quite high. Regardless of the format of real estate (except for apartment owners), 15.5 thousand rubles are collected from each household. Residents of a low-rise building pay a little less - about 9 thousand rubles. (It was not possible to find out more precisely).
And on the other side, a large cottage, more than seven hundred square meters, is almost ready for rent.
And on the right they have just started building a cottage.
The village has real estate for every taste: apartments, twin-houses, townhouses, quad-houses, cottages of various sizes. But if you don’t like anything at all, then you will be offered a wonderful plot of at least 15 acres with a mandatory contract. For example, this one.
And they will build the house of your dreams! Any! They will only retain the mandatory fencing and roof color, which are the same for everyone.
Along this luxurious road we arrived at the first duplex that Julia was ready to show me.
Since one part of the twinhouse turned out to be residential, we were able to “click” only its other half and the garage was not included in the frame. The project is very successful, since the sections border each other only with a common wall of garages.

Let's take a closer look at it. Although the garage was not included in the frame, here it is from the inside. Area more than 50 sq. m, an additional exit to the site, designed for two cars, but they will have to be parked like a train. A small workshop can also fit here. Or a big one and one car.
This is what permanent formwork looks like, so to speak, in real life.
On the ground floor, in a residential area of 80 sq. m. m can accommodate a bathroom, kitchen, dining room and living room. Since the premises are rented without partitions, you can make the layout as you wish. From the living room there is access to the plot. Pay attention to smooth walls that do not require leveling - one of the advantages of permanent formwork.

Let's go down. The ground floor is the same in area as the first. The space under the garage is separated by a wall, where you can arrange a home theater or sauna, or a large dressing room. In short, you will find something to fill it with.
There is a boiler room (on the right) and an exit to the street.
Communications have been installed throughout the house and a gas boiler will be installed, which is included in the price of the house.
And now the second floor. The air ducts are lined with brick. By the way, they can be used in the design of the room - cleaned, varnished and left as is, the masonry itself is neat and the brick is beautiful.

Room above the garage. It is arranged in an interesting way, as it is located slightly below the second floor; you need to go down a couple of steps into it. This turns out to be a private room of 50 square meters. meters. It is quite suitable for an office and living room. Or a guest room with a separate bathroom. Also a very unusual window.
And this turret is like the cherry on the cake.
There is even an attic here, which, by the way, is not included in the total area, but, according to Yulia, it is quite possible to fence off another room there. I haven’t seen it, haven’t climbed it, but I believe it.
View from the second floor. The twin houses are almost ready, but Yulia said that they are not on sale yet. But you can clearly see both the turret and the exit to the street from the ground floor, a semicircular terrace of 10 square meters. m and the fact that the room above the garage is located slightly below the level of the second floor. All areas are flat, many with trees.
I really liked Twinhouse. Wonderful, beautiful, comfortable, spacious. I recommend.
The Jubula twinhouse with an area of 313 to 340 sq. m. is also available for sale. m on individual plots of 4.5–7 acres. Cost 18 million rubles.
And a smaller twinhouse (they didn’t even give it a name) with an area of 284 square meters. m with a garage for one car on a plot of 4 to 6 acres. Cost 14 million rubles.
And then we went to see a whole street of quad houses - houses for four families. Quad houses are available in two sizes - 240 sq. m with a basement and a cost of 13 million rubles, and 160 sq. m for 10 million rubles. no basement. All plots are in sections of 3 acres.

They didn’t show me anything else, neither townhouses nor cottages, Yulia didn’t have time for me. But I wasn’t offended or upset. And so I gained impressions, but I’ll say a few words about what I didn’t see, but what I asked about.
Townhouses with an area of 282 sq. m on a plot of 3.5 to 4 acres will cost 14 million rubles.
The smallest cottage is 175 sq. m with an open layout, communications are brought into the house, on a plot of 8–9 acres can be purchased for 15 million rubles. A slightly larger area of 219 sq. m on the same plot for 16 million rubles.
And finally, from afar, they quickly showed me the embankment of the Moscow River. But I was delighted with it, and I’m simply proud of the photograph - at least make a postcard!

On the opposite side there is the Borovsky Kurgan ski slope, the Chulkovo Club community center, the Torpedo homeowners association and the village of Kamenny Tyazhino.
Internal infrastructure

Nearby, in Chulkovo, there is a sports school, the Borovsky Kurgan ski club, an equestrian school, and an autodrome. The children study at the Lomonosovskaya private school.
Advantages:

The site boasts of a special microclimate, which was formed due to the healing properties of limestone deposits and a large number of coniferous trees. I myself liked the energy of the village, it’s really clean and white. The level of comfort is European. You can sit in a cafe on the open veranda or order food delivered to your home.
Despite the fact that the developer does not want to come out of the shadows, I think that there are no financial risks. A lot has been built, a lot of money has been invested, communications have been carried out, the village has been inhabited for a long time. Well, if you seriously enter into a deal, then all the necessary documents will be provided to you. The multi-format nature of “White Coast” allows you to choose housing that suits your pocket.
I thought the cost of service was very high. Although it is clear that such beauty will not come cheap. But still shell out more than 15 thousand rubles. monthly with such a large number of houses, and everyone pays the same - both the owners of huge cottages, and small ones, and townhouses - it seems unfair to me. Although there is some truth in the manager’s reasons, everyone uses the infrastructure the same. But not everyone is equally rich, otherwise everyone would live in separate cottages.
So I dreamed of purchasing at least a small cottage or a section of a twin-house. I wish you that your dreams come true, and that you could live in such a delightful village as “White Beach”.
